The Porter/Groundskeeper role at HRIM is pivotal in maintaining the appearance and cleanliness of community models, vacant units, and public access areas that are frequented by current and prospective residents. This position ensures that residential and public spaces reflect the quality standards of HRIM, supporting leasing activities and resident satisfaction. The role involves cleaning offices, models, and common areas through tasks such as mopping, dusting, vacuuming, and trash removal. Additionally, the Porter/Groundskeeper conducts thorough cleanings of apartments after move-out or when preparing vacancies to welcome new tenants.

Key responsibilities include maintaining the cleanliness and upkeep of model units and public spaces, monitoring inventory levels of cleaning supplies, and managing trash and debris removal from compactor and dumpster areas. This position requires coordination with maintenance staff to report any repair needs within unoccupied apartments, models, or common areas. The Porter/Groundskeeper contributes to the overall operational efficiency of the property team, assisting colleagues as necessary to uphold community standards and enhance resident experience.

Job Duties

  • Clean office, public access areas, and models including mopping, dusting, vacuuming, and trash removal
  • Clean apartments thoroughly after move-out or for vacant units to prepare for new residents
  • Maintain cleanliness and upkeep of model units and public access areas
  • Monitor and report on inventory of cleaning supplies
  • Remove trash and debris from trash compactor and dumpster areas
  • Maintain the housekeeping storage room
  • Report maintenance concerns or needed repairs in unoccupied apartments, models, and common areas to the Property Manager
  • Assist maintenance staff and other team members as needed
