This role of Porter/Groundskeeper at HRI Management is crucial to maintaining the pristine condition and overall appearance of community models, vacant ready units, and public access areas used by current and prospective residents. The position involves thorough cleaning duties, including mopping, dusting, vacuuming, trash removal, and general upkeep of both interior and exterior spaces. The Porter/Groundskeeper ensures apartments are deeply cleaned after move-outs and vacant periods, preparing them for new residents to enjoy a welcoming environment. Additionally, the role requires managing cleaning supply inventories, overseeing trash and debris removal from dumpster areas, and maintaining housekeeping storage areas. The individual in this position must also observe and report any maintenance concerns to Property Managers to ensure safety and property upkeep. Collaboration with maintenance and other staff members is expected to foster a team-oriented environment. This position requires physical stamina, as it involves walking, standing for long periods, lifting heavy objects up to 125 pounds, manual dexterity, and the ability to work in various weather conditions, including operating exterior pressure washing equipment. The job may necessitate working weekends and extended hours, reflecting the dynamic needs of property management. Job Requirements
- High school diploma or equivalent
- Previous experience in residential or apartment cleaning preferred
- Ability to work weekends and extended hours
- Physical ability to perform manual labor tasks including lifting heavy objects
- Capability to operate cleaning equipment such as pressure washers
- Strong attention to detail and reliability
- Good communication skills for reporting maintenance concerns
Job Qualifications
- Residential or apartment experience
- Ability to work some weekends and extended hours
- Physical ability to walk and stand for long periods with frequent interruptions
- Manual dexterity with normal hand and finger movement and coordination
- Ability to lift, carry, position, or move objects weighing up to 125 pounds
- Ability to operate a pressure washer system for exterior use
Job Duties
- Clears office, public access areas, and models as directed, including mopping, dusting, vacuuming, and trash removal
- Cleans apartments thoroughly after move-out or vacant units to prepare for new residents
- Keeps model units and public access areas clean and maintains these areas
- Monitors and reports on the inventory of cleaning supplies
- Responsible for trash and debris removal from the trash compactor and dumpster areas
- Maintains the housekeeping storage room
- Reports any maintenance concerns or repairs in unoccupied apartments, models, and common areas to the Property Manager
- Helps maintenance staff and other staff members as needed
