The role of Porter at Asset Living is a vital position responsible for supporting property maintenance efforts, ensuring that all community spaces are kept clean, safe, and attractive for residents and visitors. Reporting to the Maintenance Supervisor and Community Manager, the Porter contributes to corrective, preventative, routine, and cosmetic maintenance tasks. This position requires regular on-site attendance and hands-on involvement in maintaining the property grounds, buildings, breezeways, and community common areas. Key responsibilities include cleaning, trash removal, responding promptly to resident and management requests, and inspecting the property daily to address any hazards or needed repairs. The Porter plays an essential role in the make-ready process, preparing units for new residents in alignment with operational objectives, thus supporting the overall community appeal and resident satisfaction.
Asset Living values safety and organization, expecting the Porter to maintain a well-stocked and orderly maintenance shop while adhering to OSHA safety guidelines. The role involves active participation in hazard communication programs and promoting safe work practices among the team. Job Duties
- Community maintenance
- regular/daily onsite attendance
- responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
- responsible for understanding and following Asset key policy
- maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- assist the Maintenance Supervisor in maintaining the hazard communications program
- teach and promote safe work practices
- participate in unit inspections as requested
- report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- utilize property resources, equipment, and supplies economically
- perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- participate in on-call emergency at community
- manage excellent customer service and monitor service request turnaround and responsiveness
- project a favorable image of the community to achieve property objectives and public recognition
- ensure consistency in dealing with residents on all matters
- enforce policies of the community that the immediate supervisor delegates
