The role of Porter at Asset Living is integral to maintaining the high standards of property upkeep and resident satisfaction. The Porter position is responsible for supporting the maintenance operations of the property, covering corrective, preventative, routine, and cosmetic maintenance activities. Reporting to the Maintenance Supervisor and working closely with the Community Manager, the Porter ensures the community remains clean, safe, and well-maintained. This role demands regular and consistent on-site presence to handle key maintenance duties including cleaning, trash removal, grounds care, and attending to make-ready units and common areas.
In addition to general maintenance, the Porter is tasked with responding promptly to resident and management service requests to uphold the community’s operational standards. Responsibilities include performing swimming pool maintenance, inspecting the property for hazards or liability concerns, assisting in preventive maintenance programs to prolong the life of property assets, and ensuring compliance with safety and OSHA guidelines. The Porter also plays an important role in fostering positive resident relations by delivering excellent customer service, enforcing community policies, and projecting a favorable image of the property.

Job Requirements
- High school diploma or equivalent
- Ability to understand and perform all on-site software functions
- Basic computer skills required
- Must have basic knowledge of Fair Housing Laws and OSHA requirements
- Ability to perform physically demanding work, including lifting and moving objects over 100 pounds
- Ability to work outdoors in various weather conditions
- Willingness to work overtime, weekends, and on-call shifts
- Valid driver’s license and reliable transportation preferred

Job Duties
- Community maintenance
- Regular/daily onsite attendance
- Responsible for cleaning, trash removal, and general maintenance of grounds and residential areas, including make-ready units and common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for community common areas and units
- Responsible for daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
- Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs
- Responsible for understanding and following Asset key policy
- Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program
- teach and promote safe work practices
- Participate in unit inspections as requested
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community that the immediate supervisor delegates
