The role of the Porter at Asset Living is a critical position dedicated to assisting in the maintenance operations across the properties managed by the company. This is a full-time position, offering an hourly wage ranging from $17 to $19, depending on the candidate’s experience and qualifications. The Porter works under the supervision of the Maintenance Supervisor and Community Manager to ensure the cleanliness, safety, and aesthetic appeal of the property’s grounds, buildings, and common areas. This role involves a variety of tasks, including routine cleaning, trash removal, performing preventative and corrective maintenance, and participating in the make-ready process for units within the community. The Porter is essential in maintaining high standards of property upkeep, responding promptly to resident and management maintenance requests, and ensuring repairs and replacements are completed efficiently. Daily responsibilities include inspecting the property for hazards or liabilities, supporting the preventative maintenance program to extend the lifespan of community assets, and maintaining a safe and well-organized maintenance shop that complies with OSHA guidelines. The Porter also plays a vital role in resident relations by providing excellent customer service, monitoring service request responsiveness, and helping to enforce community policies. Physical demands of this job are significant, including regular movement around various types of terrain, use of ladders and power tools, lifting heavy objects, working outdoors in diverse weather conditions, and occasionally working overtime or being on-call for emergencies. Job Requirements
- High school diploma or equivalent
- Basic computer skills
- Understanding of Fair Housing Laws
- Knowledge of OSHA requirements
- Ability to perform physical labor including lifting 100+ lbs
- Ability to work outdoors in varying weather conditions

Job Duties
- Community maintenance
- Regular daily onsite attendance
- Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- Respond to resident and management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Assist in maintaining a preventative maintenance program
- Responsible for understanding and following Asset key policy
- Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program
- Participate in unit inspections as requested
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- Participate in on-call emergency at community
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community
- Ensure consistency in dealing with residents
- Enforce policies of the community
