The Porter role at Asset Living supports the overall maintenance processes of the community under the supervision of the Maintenance Supervisor and Community Manager. This full-time position involves delivering preventative, corrective, routine, and cosmetic maintenance to ensure the property's grounds, buildings, and common areas remain in excellent condition. The Porter is instrumental in supporting the company’s operational goals by assisting in the make-ready process for units while ensuring safety and cleanliness throughout the community. Responsibilities include daily inspections, maintenance of community features, trash removal, hazard identification, and responding promptly to resident and management requests. Attention to safety standards and OSHA guidelines is critical, as is maintaining a well-organized and stocked maintenance shop. The Porter also participates in emergency on-call duties as needed and works to foster excellent customer relations by projecting a favorable community image and consistently enforcing property policies. This role requires not only a hands-on approach but also strong communication skills and a commitment to upholding Asset Living’s values of teamwork, integrity, and service excellence. Job Requirements
- High school diploma or equivalent
- Basic computer skills
- Knowledge of Fair Housing Laws and OSHA requirements
- Ability to perform physical tasks including lifting over 100 pounds
- Ability to work overtime, weekends, and on-call emergency shifts
- Ability to operate machinery and power tools
- Ability to work outdoors in various weather conditions
- Good communication skills
- Ability to follow safety standards and company policies
Job Qualifications

Job Duties
- Community maintenance
- Regular/daily onsite attendance
- Cleaning, trash removal, and general maintenance of grounds, buildings, and community common areas
- Respond to resident/management requests and work orders
- Ensure timely completion of repairs and replacements
- Inspect grounds and property features for hazards
- Assist in preventative maintenance program
- Follow Asset Living key policy
- Maintain stocked and organized maintenance shop
- Assist Maintenance Supervisor with hazard communications and safe work practices
- Participate in unit inspections
- Report rule violations
- Utilize property resources economically
- Perform additional tasks as requested
