HRI Management, LLC (HRIM) serves as the multi-family property management arm of HRI Properties. These developments collectively offer approximately five thousand residential units as well as over two hundred thousand square feet of office and retail space across a five-state region, serving HRI Properties, HRI Communities, and other third-party owners. The Porter / Groundskeeper role at HRIM is fundamental in maintaining the overall cleanliness and aesthetic appeal of the community models, vacant ready apartments, and public access areas that residents and prospective tenants use. This role plays a vital part in ensuring that all units are thoroughly cleaned and prepared, especially after move-outs, to promote a welcoming and well-kept environment. The individual in this position will handle various cleaning duties such as mopping, dusting, vacuuming, and trash removal in offices, public areas, models, and apartments. A key responsibility includes managing trash and debris removal from designated areas such as trash compactors and dumpsters, as well as maintaining housekeeping storage spaces. Additionally, this role requires vigilance in reporting maintenance issues or repairs needed in unoccupied apartments, model units, and common areas to the Property Manager.

The Porter / Groundskeeper will also support maintenance and other staff members as necessary, contributing to the smooth operation and overall upkeep of the properties under HRIM's management. This position requires the ability to work some weekends and extended hours to meet the needs of the community. The role is physically demanding, requiring manual dexterity and the capacity to walk and stand for extended periods, occasionally lifting heavy loads up to 125 pounds, and operating equipment such as pressure washers for exterior cleaning tasks.

Job Requirements

  • High school diploma or equivalent
  • prior experience in residential or apartment cleaning
  • physical capability to perform manual labor including lifting heavy objects
  • ability to work flexible hours including weekends
  • basic knowledge of cleaning supplies and equipment operation
  • good communication skills to report maintenance issues
  • willingness to cooperate and assist team members

Job Duties

  • Cleans office, public access areas, and models as directed
  • cleans apartments thoroughly after move-out or vacant units to prepare for new residents
  • keeps model units and public access areas clean and maintains these areas
  • monitors and reports on the inventory of cleaning supplies
  • responsible for trash and debris removal from the trash compactor and dumpster areas
  • maintains the housekeeping storage room
  • reports any maintenance concerns or repairs in unoccupied apartments, models, and common areas to the Property Manager
  • helps maintenance staff and other staff members as needed
