HRI Management, LLC (HRIM) is the multi-family property management division within HRI Properties. The Porter/Groundskeeper role at HRIM is a vital position responsible for maintaining the cleanliness and overall presentation of community models, vacant ready units, and public access areas used by current and prospective residents. This role ensures that all spaces within the community reflect the highest standards of cleanliness and care, enhancing the resident experience and contributing to the maintenance of property values. The position involves a combination of independent work and teamwork, requiring the Porter/Groundskeeper to work closely with property managers and maintenance staff to address various cleaning and maintenance needs.

The ideal candidate will undertake routine cleaning duties such as mopping, dusting, vacuuming, and trash removal. They will thoroughly clean apartments post move-out and prepare vacant units for new residents, maintaining model units and public access areas to the highest standards. Inventory management of cleaning supplies, trash and debris removal from dumpsters and compactors, and upkeep of housekeeping storage rooms also form part of the responsibilities. In addition, the Porter/Groundskeeper will be expected to report any maintenance issues in unoccupied apartments, models, and common areas and provide assistance to maintenance staff as needed.

Physical stamina and manual dexterity are essential for this role, as it requires walking and standing for extended periods, bending, reaching, carrying heavy loads including trash, and occasionally operating a pressure washer system outdoors. The position requires some flexibility in work hours, including availability during weekends and extended hours to meet community needs.

Job Requirements

  • high school diploma or equivalent
  • prior experience in residential/apartment cleaning preferred
  • ability to work flexible hours including some weekends
  • physical capability to perform manual labor including lifting up to 125 pounds
  • ability to operate cleaning equipment such as pressure washers
  • strong communication skills to report maintenance issues
  • ability to work collaboratively with maintenance and property management staff
  • commitment to safety protocols and maintaining cleanliness standards

Job Duties

  • cleans office, public access areas, and models as directed

  • helps maintenance staff and other staff members as needed
