The role of Porter at Asset Living is integral to maintaining the quality and safety of the communities it manages. A Porter’s primary responsibility involves assisting with the maintenance processes across the property, including corrective, preventative, routine, and cosmetic maintenance tasks. This role requires a hands-on approach to ensure that all grounds, residential areas, and common areas are kept clean, safe, and visually appealing. Working under the supervision of the Maintenance Supervisor and Community Manager, the Porter is crucial in supporting the make-ready process for units, ensuring that properties are prepared and maintained according to operational objectives. Job Requirements
- High school diploma or equivalent
- Basic understanding of Fair Housing Laws and OSHA requirements
- Ability to perform physical tasks including lifting objects over 100 pounds
- Ability to work outdoors in various weather conditions
- Must be able to operate motor vehicles and golf carts
- Availability to work overtime, weekends, and night hours for on-call emergencies
- Ability to maintain safety standards and follow OSHA guidelines
- Basic computer skills and ability to use maintenance software
Job Qualifications
- High school diploma or equivalent
- Basic knowledge of Fair Housing Laws and OSHA requirements
- Ability to understand and perform all on-site software functions
- Basic computer skills
- Experience in maintenance or related field preferred
Job Duties
- Community maintenance
- Regular/daily onsite attendance is required
- Responsible for cleaning, trash removal, and general maintenance of grounds and residential areas, including make-ready units and common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for community common areas and units
- Responsible for daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
- Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs
- Responsible for understanding and following Asset key policy
- Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program
- teach and promote safe work practices
- Participate in unit inspections as requested
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community that the immediate supervisor delegates
