The position of Porter at Asset Living is integral to maintaining the high standards of property upkeep, safety, and resident satisfaction across its managed communities. The Porter plays a vital role in the maintenance operations, assisting with corrective, preventive, routine, and cosmetic maintenance tasks to ensure properties remain inviting, safe, and fully functional. This role requires close coordination with the Maintenance Supervisor and Community Manager to effectively execute the make-ready processes as per operational objectives.
The Porter’s responsibilities include regular and consistent onsite attendance, ensuring common areas, grounds, buildings, and interior and exterior spaces are clean and well-maintained. They respond promptly to resident and management requests, handle trash removal, and support the preventative maintenance programs that protect the property, reduce costly repairs, and extend asset life. Daily inspections to identify and mitigate hazards and liability risks are a key focus, emphasizing safety and compliance with established policies and OSHA standards.
Additionally, the Porter plays an important role in promoting a positive community image through excellent customer service and consistent enforcement of community policies. The role demands physical stamina and the ability to work in various weather conditions and environments, including lifting heavy objects and operating machinery and vehicles like golf carts. Job Duties
- Community maintenance
- regular/daily onsite attendance is required
- responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
- responsible for understanding and following Asset key policy
- maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- assist the Maintenance Supervisor in maintaining the hazard communications program
- teach and promote safe work practices
- participate in unit inspections as requested
- report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- utilize property resources, equipment, and supplies economically
- perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- participate in on-call emergency at community
- manage excellent customer service and monitor service request turnaround and responsiveness
- project a favorable image of the community to achieve property objectives and public recognition
- ensure consistency in dealing with residents on all matters
- enforce policies of the community that the immediate supervisor delegates
