The Porter role at Asset Living is an essential position within the company's property management operations. The Porter assists in executing maintenance processes across the property, covering corrective, preventative, routine, and cosmetic maintenance tasks. Reporting to the Maintenance Supervisor and Community Manager, the Porter plays a vital role in maintaining community standards by ensuring that the common areas, grounds, buildings, and units are clean, safe, and well-maintained. This position requires regular onsite attendance, a commitment to customer service, and adherence to Asset Living's safety and operational policies. The role involves a mix of physical activity, such as trash removal, repair work, hazard inspections, and supporting preventative maintenance programs that enhance the longevity and appeal of the property.

This full-time role compensates between $16 and $18 per hour and offers a comprehensive total rewards package that includes medical, dental, vision, life, accidental, and disability insurance, 401K with employer match, commission, performance bonuses, paid sick days, and company holidays. Job Requirements

  • High school diploma or equivalent
  • Basic computer skills
  • Knowledge of Fair Housing Laws
  • Knowledge of OSHA requirements
  • Ability to perform physical tasks including lifting over 100 pounds
  • Ability to operate motor vehicles or golf carts
  • Ability to work overtime, weekends, and nights for on-call emergencies
  • Strong communication skills
  • Ability to understand and follow safety guidelines
  • Regular onsite attendance required

Job Qualifications

Job Duties

  • Community maintenance
  • Regular/daily onsite attendance
  • Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior common areas
  • Respond to resident/management requests and work orders timely
  • Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and common areas are completed promptly
  • Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions
  • Assist in maintaining a preventative maintenance program
  • Follow Asset Living key policies
  • Maintain a well-organized and stocked maintenance shop adhering to safety and OSHA standards
  • Assist Maintenance Supervisor in hazard communications and safe work practices
  • Participate in unit inspections
  • Report violations of community rules
  • Utilize property resources economically
  • Perform additional tasks from supervisors
  • Participate in on-call emergencies
  • Manage excellent customer service
  • Project a favorable community image
  • Enforce community policies as delegated
