The role of the Porter at Asset Living is essential to maintaining the high standards of community living and property upkeep. Tasked with a variety of maintenance responsibilities under the supervision of the Maintenance Supervisor and Community Manager, the Porter plays a crucial role in ensuring the properties are attractive, safe, and well-maintained. The position focuses on corrective, preventative, routine, and cosmetic maintenance tasks that support the overall operational objectives of the community. The Porter’s efforts help extend the life of community facilities and ensure a clean, safe environment for residents and visitors. Additionally, the Porter contributes to resident satisfaction by responding promptly to maintenance requests and participating in community inspections and safety programs.
This is a full-time hourly position with a salary range between $17 to $19 per hour based on qualifications, experience, and skills. Job Duties
- community maintenance
- regular/daily onsite attendance is required
- responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior common areas
- respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
- responsible for understanding and following Asset key policy
- maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- assist the Maintenance Supervisor in maintaining the hazard communications program
- teach and promote safe work practices
- participate in unit inspections as requested
- report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- utilize property resources, equipment, and supplies economically
- perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- participate in on-call emergency at community
- manage excellent customer service and monitor service request turnaround and responsiveness
- project a favorable image of the community to achieve property objectives and public recognition
- ensure consistency in dealing with residents on all matters
- enforce policies of the community that the immediate supervisor delegates
