The position of Porter at Asset Living plays a critical role in supporting property maintenance and ensuring the upkeep of the community's appearance and safety. As a Porter, you will be essential in carrying out corrective, preventative, routine, and cosmetic maintenance tasks under the guidance of the Maintenance Supervisor and Community Manager. This full-time role offers a wage of $17.00 per hour and is ideal for individuals who take pride in their work and enjoy maintaining safe and attractive living environments.
The core responsibilities of the Porter include regular onsite attendance and conducting various maintenance activities such as cleaning, trash removal, and maintaining grounds, buildings, breezeways, and all community common areas. The role requires responding diligently to resident and management requests, timely executing repairs and replacements, and inspecting the property to mitigate hazardous conditions or liabilities. Additionally, the Porter supports a preventative maintenance program to extend the lifespan of community assets and contributes to maintaining a well-organized maintenance shop while adhering to safety and OSHA guidelines.
Effective communication and customer service are vital; the Porter ensures a positive resident experience by addressing service requests promptly and projecting a favorable image of the community. The position also involves occasional on-call emergency duties and requires the ability to handle physical tasks such as lifting heavy objects, working in varied weather conditions, and maneuvering in confined spaces.

- High school diploma or equivalent
- Basic computer skills
- Ability to understand and perform all on-site software functions
- Basic knowledge of Fair Housing Laws

Job Duties
- Community maintenance
- Regular/daily onsite attendance
- Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
- Responsible for understanding and following Asset key policy
- Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program
- teach and promote safe work practices
- Participate in unit inspections as requested
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- Participate in on-call emergency at community
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Projects a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community that the immediate supervisor delegates
