As a Porter at Asset Living, you will play a crucial role in the maintenance and overall upkeep of the property. You will work under the supervision of the Maintenance Supervisor and Community Manager to ensure the property remains safe, clean, and appealing to residents and visitors. The position involves performing corrective, preventative, routine, and cosmetic maintenance tasks, supporting the make-ready process for units, and maintaining the common areas inside and outside the community. This role demands regular on-site presence, a hands-on approach to property care, and a positive attitude toward customer service.

The Porter is responsible for regular trash removal, grounds upkeep, and ensuring all repairs and replacements are completed promptly to maintain the community in excellent condition. Daily inspections of the property to identify and rectify any hazardous conditions or liability risks are an essential part of the role. This helps preserve property value and enhances the resident experience by maintaining a safe, well-maintained environment.

Additional responsibilities include maintaining a well-stocked and organized maintenance shop compliant with safety standards, assisting with hazard communications and safe work practices, and participating in unit inspections as required. Strong communication with residents and management is essential to respond to requests swiftly and professionally. The Porter is also expected to contribute to the community’s favorable public image by enforcing community policies fairly and consistently, managing service requests diligently, and participating in emergency on-call duties as needed.

Asset Living offers a competitive hourly wage for full-time Porters, ranging from $25 to $28 per hour, with compensation based on individual experience, skills, and training. Job Duties

  • Community maintenance
  • regular/daily onsite attendance is required
  • responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
  • respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
  • inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
  • assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
  • responsible for understanding and following Asset key policy
  • maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
  • assist the Maintenance Supervisor in maintaining the hazard communications program
  • teach and promote safe work practices
  • participate in unit inspections as requested
  • report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
  • utilize property resources, equipment, and supplies economically
  • perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
  • participate in on-call emergency at community
  • manage excellent customer service and monitor service request turnaround and responsiveness
  • project a favorable image of the community to achieve property objectives and public recognition
  • ensure consistency in dealing with residents on all matters
  • enforce policies of the community that the immediate supervisor delegates
