The role of Porter at Asset Living plays a vital part in maintaining the high standards of upkeep and resident satisfaction within the properties managed by the company. The Porter is responsible for assisting in the maintenance operations of the community, focusing on preventative, corrective, routine, and cosmetic maintenance activities. This position supports the make-ready process to prepare units for new tenants and ensures that all areas of the property, from residential units to common grounds, are well-maintained and safe. Reporting to the Maintenance Supervisor and Community Manager, the Porter is an essential on-site presence, required to attend the property regularly to carry out cleaning, trash removal, and general maintenance duties.
Beyond routine maintenance, the Porter responds promptly to resident and management requests related to work orders and community upkeep, maintaining a proactive approach to identifying and addressing hazardous conditions or repair needs. Responsibilities include the upkeep of swimming pools with diligent chemical logging, managing a preventive maintenance program to extend property life, maintaining an organized and safe maintenance shop, and participating in unit inspections when necessary. The Porter also supports compliance with safety and regulatory policies, including OSHA guidelines and Fair Housing laws, and plays a key role in promoting excellent customer service and fostering positive resident relations. This position requires physical capability to manage demanding tasks, including lifting heavy objects, working on various terrains, and operating machinery and power tools.

Job Requirements
- High school diploma or equivalent
- Ability to understand and perform all on-site software functions basic computer skills required
- Must have basic knowledge of Fair Housing Laws and OSHA requirements
- Physical ability to perform tasks including lifting heavy objects climbing ladders and working outdoors
- Willingness to work overtime weekends and be on-call for property emergencies
- Valid driver’s license and ability to operate motor vehicles or golf carts
Job Qualifications

- Must have basic knowledge of Fair Housing Laws and OSHA requirements
- Experience in property maintenance or similar roles preferred

Job Duties
- Community maintenance
- Regular daily onsite attendance
- Responsible for cleaning trash removal and general maintenance of grounds and residential areas including make-ready units and common areas
- Respond to resident and management requests and work orders for community common areas buildings and units in a timely manner
- Ensure all repairs and replacements necessary for community common areas and units
- Responsible for daily clean up of the exterior of the community including grounds breezeways and all common areas
- Perform swimming pool maintenance and cleaning and maintain accurate timely chemical logs
