The Porter role at Asset Living is integral to maintaining the high standards of the properties managed by the company. This position focuses on ensuring the upkeep and aesthetic appeal of the community through routine, corrective, preventative, and cosmetic maintenance under the supervision of the Maintenance Supervisor and Community Manager. The Porter plays a pivotal role in the make-ready process, preparing units and common areas to meet operational objectives. This is a hands-on position that demands regular daily on-site attendance and involves responsibilities such as cleaning, trash removal, repairing, maintaining grounds and buildings, and responding promptly to resident and management requests. The role also demands adherence to safety standards and policies, maintaining well-organized work areas, and supporting the maintenance team with inspections and emergency response.
Compensation for the Porter position ranges from $15 to $17 per hour, reflecting factors like experience, skill set, certifications, and training. Job Requirements
- High school diploma or equivalent
- Ability to understand and perform all on-site software functions
- Basic computer skills required
- Must have basic knowledge of Fair Housing Laws and OSHA requirements
- Ability to perform physical tasks including lifting over 100 pounds
- Ability to work outdoors in various weather conditions
- Willingness to work overtime, weekends, and night hours as needed
- Ability to work in confined spaces and at heights
- Good communication skills
- Ability to respond promptly to resident and management requests
Job Qualifications

Job Duties
- Community maintenance
- Regular daily onsite attendance
- Cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and community common areas
- Respond to resident and management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed promptly
- Inspect grounds, buildings, and other community features daily to identify and correct hazardous property conditions
- Assist in maintaining a preventative maintenance program
- Understand and follow Asset Living policies
- Maintain a well-organized and stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining hazard communication programs and promote safe work practices
- Participate in unit inspections as requested
- Report violations of community rules to supervisors
- Use property resources and equipment economically
- Perform additional tasks as requested by supervisors
- Participate in on-call emergency duties at the community
- Manage excellent customer service and monitor response times
- Project a favorable image of the community
- Ensure consistent and fair dealings with residents
- Enforce delegated community policies
