The Porter/Groundskeeper role at HRIM is a vital position dedicated to maintaining the cleanliness, safety, and welcoming atmosphere of community models, vacant apartments, and public access areas frequented by current and prospective residents. This role demands an individual with meticulous attention to detail, strong work ethic, and the ability to manage multiple cleaning and maintenance tasks efficiently. The Porter/Groundskeeper is responsible for comprehensive cleaning duties such as mopping, dusting, vacuuming, trash removal, and ensuring that apartments are thoroughly cleaned after move-outs to prepare for new residents.
In addition to cleaning duties, the Porter/Groundskeeper monitors supply inventories, manages trash compactor and dumpster areas, and maintains the housekeeping storage room. Reporting maintenance issues in unoccupied apartments, models, and common areas to the Property Manager is also a key responsibility, ensuring prompt attention and upkeep of the properties. Collaboration with maintenance staff and other team members is expected to support the overall operational efficiency of the community.
This position requires physical stamina and dexterity, including the ability to walk and stand for extended periods, bend, reach, carry items, and climb stairs even in various weather conditions. Handling heavy loads up to 125 pounds and operating equipment such as pressure washers for exterior cleaning is also essential. Flexibility in working hours, including some weekends and extended shifts, is necessary to meet the operational needs of the properties.

- Proven experience in residential or apartment cleaning
- Ability to work some weekends and extended hours
- Physical ability to stand and walk for long periods

Job Duties
- Cleans office, public access areas, and models as directed

- Responsible for trash and debris removal from the trash compactor and dumpster areas
- Maintains the housekeeping storage room
- Reports any maintenance concerns or repairs in unoccupied apartments, models, and common areas to the Property Manager
- Helps maintenance staff and other staff members as needed
