The Porter role at Asset Living plays a vital part in ensuring the operational upkeep and maintenance of the communities they manage. The Porter is responsible for supporting various maintenance functions, including corrective, preventative, routine, and cosmetic maintenance activities. Reporting directly to the Maintenance Supervisor and Community Manager, the Porter contributes to maintaining clean, safe, and inviting living environments for residents.
As a Porter, daily responsibilities include attending the property site regularly to perform tasks such as cleaning, trash removal, and upkeep of both interior and exterior community spaces including grounds, buildings, breezeways, and other common areas. The role requires responding to resident and management requests related to common area maintenance with timely and efficient service. The Porter must also assist in conducting inspections to identify and mitigate hazards, ensuring all repairs and replacements are completed promptly to uphold the community’s aesthetic and safety standards.
This position involves supporting the preventative maintenance program to extend the life of communal assets and reduce future repair costs. Maintaining a well-organized and stocked maintenance shop in compliance with safety protocols and OSHA guidelines is also a critical part of the job. The Porter contributes to safety efforts by assisting with the hazard communications program, promoting safe work practices, and participating in unit inspections as needed.

Job Requirements
- High school diploma or equivalent
- Ability to understand and perform all on-site software functions
- Basic computer skills required
- Must have basic knowledge of Fair Housing Laws and OSHA requirements
- Ability to perform physical labor including lifting 100+ lbs
- Ability to work outdoors in various weather conditions
- Regular/daily onsite attendance
- Ability to work overtime, weekends, and night hours for on-call emergencies
- Good communication skills

Job Duties
- Community maintenance
- Regular/daily onsite attendance is required
- Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and community common areas
- Respond to resident/management requests and work orders for common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Assist in maintaining a preventative maintenance program
- Responsible for understanding and following Asset key policy
- Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program and promote safe work practices
- Participate in unit inspections as requested
- Report any violations of community rules to Maintenance Supervisor or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities as requested by Maintenance Supervisor and Community Manager
- Participate in on-call emergency duties at community
- Manage excellent customer service and monitor service request turnaround
- Project a favorable image of the community
- Ensure consistency in dealing with residents
- Enforce policies delegated by supervisor
