The role offered is that of a Porter, a vital position central to maintaining the aesthetic appeal, safety, and overall upkeep of the residential properties managed by Asset Living. This full-time position demands regular onsite attendance and hands-on involvement in various maintenance tasks encompassing corrective, preventative, routine, and cosmetic repairs. Reporting directly to the Maintenance Supervisor and Community Manager, the Porter plays a key part in the make-ready process, ensuring the community looks welcoming and operational standards are upheld. The position offers a competitive salary range of $17 to $22 per hour, reflective of experience and skillset, with additional employment benefits including medical, dental, vision, life, accidental, and disability insurance coverage, employer-matched 401K plans, and paid sick days and company holidays.
The Porter’s responsibilities include cleaning and trash removal, maintenance of grounds, buildings, breezeways, and all common areas both interior and exterior when applicable. Responding promptly to resident and management requests, the Porter helps maintain a safe and pleasant environment by inspecting properties regularly for any hazardous conditions or potential liabilities. They assist in preventative maintenance initiatives designed to prolong the community’s life and reduce the need for future repairs. The role also requires adherence to safety standards and OSHA regulations to ensure a secure workplace. Furthermore, the Porter supports excellent customer service, projecting a positive image, and enforces community policies as delegated. With the possibility of participating in emergency on-call duties, this position is integral in maintaining the seamless operation of the community’s physical assets while fostering resident satisfaction and community pride.

Job Requirements
- High school diploma or equivalent
- ability to understand and perform onsite software functions
- basic computer skills
- knowledge of Fair Housing Laws
- understanding of OSHA requirements
- physically able to perform tasks involving lifting, climbing ladders, and working outdoors

Job Duties
- Community maintenance
- regular/daily onsite attendance
- cleaning, trash removal, general maintenance of grounds, buildings, breezeways, and common areas
- respond to resident/management requests and work orders timely
- ensure repairs and replacements for grounds, buildings, breezeways, and common areas are completed timely
- inspect grounds, buildings, and community features to identify and correct hazards
- assist in maintaining preventative maintenance program
- adhere to Asset policies
- maintain organized, stocked maintenance shop following safety and OSHA standards
- assist Maintenance Supervisor in hazard communications program
- participate in unit inspections
- report violations to Supervisor or Manager
- utilize property resources economically
- perform additional tasks as requested
- participate in on-call emergency duty
- manage excellent customer service and monitor service request responsiveness
- project favorable community image
- ensure consistency in resident interactions
- enforce community policies delegated by supervisor
