The role of the Porter at Asset Living is pivotal to maintaining the high standards of safety, cleanliness, and operational effectiveness throughout their properties. Reporting to the Maintenance Supervisor and Community Manager, the Porter assists in executing maintenance processes that encompass corrective, preventative, routine, and cosmetic tasks. This position entails active involvement in community upkeep, including trash removal, grounds maintenance, cleaning of residential areas, make-ready preparations of units, and common area care. Porters must respond promptly to resident and management requests and handle work orders efficiently. Their responsibilities also extend to performing swimming pool maintenance, inspecting the community for hazards, and maintaining a preventative maintenance program aimed at prolonging the property’s condition and minimizing future repairs. Additionally, Porters play an important role in ensuring compliance with safety standards such as OSHA, maintaining organized maintenance shops, and promoting safe work practices.
Beyond maintenance duties, the Porter acts as a frontline representative of the community by delivering excellent customer service and fostering positive resident relations. They help enforce community policies, monitor service request responsiveness, and contribute to the property’s public image. This full-time position offers a competitive hourly wage ranging from $18 to $20 based on experience and qualifications. Job Duties
- Community maintenance
- Regular/daily onsite attendance is required
- Responsible for cleaning, trash removal, and general maintenance of grounds and residential areas, including make-ready units and common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for community common areas and units
- Responsible for daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
- Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs
- Responsible for understanding and following Asset key policy
- Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program
- teach and promote safe work practices
- Participate in unit inspections as requested
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community that the immediate supervisor delegates
