The role of the Porter at Asset Living is a critical component of the property maintenance team, responsible for supporting the upkeep and smooth operation of the community's physical environment. This is a full-time hourly position with a salary range of $20 to $22 per hour. The Porter’s primary duties revolve around maintenance and cleanliness of community spaces to ensure a safe, attractive, and welcoming environment for residents. This includes attending to corrective, preventative, routine, and cosmetic maintenance tasks under the guidance of the Maintenance Supervisor and Community Manager. Key responsibilities include cleaning and trash removal, maintaining grounds and buildings, responding promptly to resident and management requests, inspecting the property to identify hazards or maintenance needs, supporting preventative maintenance programs, and assisting with unit and common area inspections. The Porter is also expected to uphold Asset Living’s policies, maintain a well-stocked equipment shop consistent with OSHA guidelines, and participate in on-call emergency responses.

Customer service is an integral part of the Porter’s duties, requiring them to interact with residents professionally and help foster a positive community image. They are responsible for ensuring consistency in enforcing community policies and working cooperatively with other team members to achieve operational objectives. The role demands physical stamina and the ability to perform diverse tasks involving lifting heavy objects, navigating various terrains, and working outdoors in changing weather conditions. Basic computer skills are necessary to manage software functions relevant to the role, and understanding of Fair Housing Laws and OSHA requirements is essential for compliance and safety.

Job Requirements

  • Ability to perform physical duties including lifting 100+ lbs, climbing ladders, and working outdoors
  • Availability to work overtime, weekends, night hours, and on-call emergencies

Job Duties

  • Community maintenance
  • Regular/daily onsite attendance is required
  • Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
  • Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
