The Porter role at Asset Living plays a vital part in the maintenance and upkeep of the properties under management. This position is essential in maintaining both the aesthetic and functional aspects of community environments, ensuring that residents enjoy a safe, clean, and pleasant living space. The Porter supports various maintenance processes including corrective, preventative, routine, and cosmetic maintenance operations. Working under the supervision of the Maintenance Supervisor and Community Manager, the Porter contributes directly to the make-ready process of the properties, aligning with the operational objectives set forth by the management team.

This full-time role, with a salary range of $20 per hour, requires consistent on-site attendance, with responsibilities focused on the upkeep of grounds, buildings, breezeways, and communal areas both indoors and outdoors where applicable. A significant part of the Porter’s duties involves responding promptly to resident and management work orders, ensuring that repairs, replacements, and general maintenance tasks are completed efficiently and to a high standard. Attention to safety is paramount, as the Porter conducts daily inspections to identify and address hazardous conditions or potential liabilities. The position also involves contributing to preventative maintenance programs aimed at extending the community’s longevity and minimizing future repair costs.

Employees in this role are expected to maintain well-organized workspaces, adhere to OSHA guidelines, and support the hazard communications program by promoting safe work practices. Participation in unit inspections and managing resident relations with excellent customer service skills are critical components of the role, ensuring that community standards are upheld and resident concerns are addressed consistently and courteously.

Job Requirements

  • High school diploma or equivalent
  • Basic computer skills
  • Knowledge of Fair Housing Laws and OSHA requirements
  • Ability to perform physical tasks including lifting 100+ lbs
  • Ability to operate motor vehicles or golf carts
  • Availability to work overtime, weekends, and night hours when needed
  • Ability to follow safety protocols and work in various weather conditions

Job Qualifications

Job Duties

  • Community maintenance
  • Regular/daily onsite attendance
  • Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
  • Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
