The Porter role at Asset Living is vital to maintaining the quality and appearance of the community properties managed by the company. This position involves carrying out a variety of maintenance tasks under the supervision of the Maintenance Supervisor and Community Manager. The Porter is responsible for performing corrective, preventative, routine, and cosmetic maintenance, including cleaning, trash removal, and upkeep of both residential units and common areas. They play an essential role in the make-ready process, ensuring units are prepared efficiently according to operational goals.

This full-time position requires regular daily on-site attendance and involves various physical activities such as moving around the property, handling tools and equipment, and working in different outdoor and indoor environments. The Porter is expected to respond promptly to work orders, maintain safety standards, comply with fair housing laws, and contribute to hazard communication and safe work practices. This role offers an hourly wage of $15 and includes comprehensive benefits such as medical, dental, vision, life, accidental, and disability insurance, a 401K plan with employer matching, performance bonuses, paid sick days, and company holidays.

Job Requirements

  • High school diploma or equivalent
  • Ability to understand and perform all on-site software functions
  • Basic computer skills required
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements
  • Ability to perform physical tasks including lifting over 100 lbs
  • Ability to work overtime, weekends, and night hours on call
  • Ability to communicate effectively
  • Ability to work in different environments including outdoor weather conditions
  • Ability to follow safety standards and OSHA guidelines

Job Qualifications

Job Duties

  • Community maintenance
  • Regular/daily onsite attendance
  • Cleaning, trash removal, and general maintenance of grounds and residential areas, including make-ready units and common areas
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • Ensure all repairs and replacements necessary for community common areas and units
  • Daily clean up of exterior of the community, including grounds, breezeways, and common areas
  • Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
  • Maintain a preventative maintenance program
  • Understand and follow Asset key policy
  • Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
  • Assist Maintenance Supervisor in hazard communications program
  • Participate in unit inspections
  • Report violations of community rules to Supervisor and/or Community Manager
  • Utilize property resources economically
  • Perform additional tasks requested by Maintenance Supervisor and Community Manager
  • Manage excellent customer service and monitor service request responsiveness
  • Project favorable image of the community
  • Ensure consistency in dealing with residents on all matters
  • Enforce policies delegated by immediate supervisor
