The role of Porter at Asset Living is essential in maintaining the high standards of property upkeep that define the company's reputation. The Porter supports the maintenance team by carrying out various maintenance duties including corrective, preventative, routine, and cosmetic tasks to ensure the property is safe, attractive, and well-functioning. This includes responsibilities related to the make-ready process that prepares units for new residents, all under the direct supervision of the Maintenance Supervisor and Community Manager.
This position requires regular on-site presence, as the Porter is primarily responsible for cleaning, trash removal, and general upkeep of the property's buildings, grounds, breezeways, and common areas. Responding promptly to resident and management maintenance requests is a vital part of the role, with a focus on timely repairs and replacements to maintain the property's aesthetic appeal and safety. The Porter conducts daily inspections to identify hazardous conditions or potential liabilities and assists with a preventative maintenance program aimed at minimizing future repairs and extending the life of community assets.
Adherence to company policies, safety standards, and OSHA guidelines is critical. The Porter must maintain an organized and stocked maintenance shop and contribute to a safety culture by assisting in hazard communication and promoting safe work practices. The role also involves participating in unit inspections, reporting community rule violations, and managing property resources efficiently. The Porter often participates in on-call emergency duties to address urgent community needs.
Excellent customer service skills are required as the Porter represents the community to residents and visitors alike. Maintaining a positive image of the community, enforcing policies consistently, and providing responsive service are crucial aspects of the job. Job Requirements
- High school diploma or equivalent
- Basic knowledge of Fair Housing Laws and OSHA requirements
- Ability to understand and perform on-site software functions
- Regular and daily onsite attendance
- Ability to work overtime, weekends, and nights for on-call emergencies
- Ability to perform physical tasks such as lifting over 100 pounds, climbing ladders and stairs, and working outdoors in various weather conditions
- Ability to communicate effectively with residents and team members
- Must follow safety standards and maintain a clean and organized work area
Job Qualifications
- High school diploma or equivalent
- Basic computer skills and ability to perform on-site software functions
- Knowledge of Fair Housing Laws

- Experience working in property maintenance preferred

Job Duties
- Assist in carrying out maintenance processes including corrective, preventative, routine, and cosmetic maintenance
- Responsible for cleaning, trash removal, and general upkeep of grounds, buildings, breezeways, and community common areas
