The Porter position at Asset Living plays a critical role in maintaining the operational excellence and aesthetic appeal of the communities managed by the company. This role involves assisting with a variety of maintenance tasks, including corrective, preventative, routine, and cosmetic maintenance, all aimed at ensuring that properties remain safe, clean, and attractive for residents. Working under the supervision of the Maintenance Supervisor and Community Manager, the Porter supports the make-ready process to meet operational objectives and maintain high community standards.

The role requires regular daily onsite presence and involves responsibilities such as cleaning, trash removal, general maintenance of grounds, buildings, breezeways, and both interior and exterior common areas. The Porter must respond promptly to resident and management requests, ensuring timely repairs and replacements to uphold the property’s condition and safety. Additionally, this position entails inspecting the property daily to identify and address any hazardous conditions or liability risks, contributing to a safe living environment.

Beyond maintenance tasks, the Porter must also adhere to all Asset Living policies, maintain an organized and stocked maintenance shop following OSHA safety standards, and assist in implementing a preventative maintenance program that extends the lifespan of property assets. The role includes participating in unit inspections, reporting rule violations, and utilizing property resources efficiently. Emergency on-call duties are also part of the responsibilities, emphasizing the role’s importance in community safety.

Customer service is another vital component of the Porter’s responsibilities. The position demands a strong commitment to excellent customer service, quick response times to service requests, and projecting a positive image to residents and the community. Compensation for the Porter role ranges around $17 per hour, with the exact offer dependent on the candidate’s experience and qualifications. Job Duties

  • assist in carrying out maintenance processes including corrective, preventative, routine, and cosmetic maintenance
  • be regularly onsite daily
  • clean, remove trash, and maintain grounds, buildings, breezeways, and community common areas
  • respond to resident and management requests and work orders in a timely manner
  • ensure timely repairs and replacements for grounds, buildings, breezeways, and common areas
  • inspect grounds, buildings, and community features daily to identify and correct hazardous conditions
  • assist in maintaining a preventative maintenance program
  • understand and follow Asset Living key policies
  • maintain an organized and stocked maintenance shop adhering to safety and OSHA guidelines
  • assist Maintenance Supervisor in hazard communications and promote safe work practices
  • participate in unit inspections as requested
  • report violations of community rules to Maintenance Supervisor or Community Manager
  • utilize property resources, equipment, and supplies economically
  • perform additional tasks as requested
  • participate in on-call emergency duties
