The position of Porter at Asset Living is integral to maintaining the upkeep and aesthetic appeal of the communities under the company’s management. The Porter plays a crucial role in executing corrective, preventative, routine, and cosmetic maintenance tasks. Reporting to the Maintenance Supervisor and Community Manager, the Porter ensures that grounds, buildings, breezeways, and both interior and exterior common areas remain clean, safe, and inviting. This role demands regular onsite presence with proactive responsiveness to maintenance requests and work orders. The Porter contributes significantly by assisting with the make-ready process of units, ensuring timely repair and replacement work to support operational objectives.
In addition to physical maintenance duties, the Porter helps uphold community safety standards by identifying and rectifying potential hazards, participating in preventative maintenance programs, and adhering strictly to safety policies and OSHA guidelines. They are responsible for maintaining the maintenance shop’s organization and stock, promoting safe work practices, and assisting with routine inspections. Customer service is a fundamental aspect of this role, as the Porter acts as a representative of the community, fostering positive resident relations and ensuring adherence to community policies.
The position requires a high school diploma or equivalent, basic computer skills to handle on-site software functions, and foundational knowledge of Fair Housing laws and OSHA requirements. Physically, the job involves tasks such as navigating various terrains, lifting heavy objects (over 100 pounds), working at heights, and exposure to outdoor weather conditions and hazardous chemicals. Flexibility is essential, as emergency on-call duties, including nights, weekends, and overtime, may be required.

Job Duties
- Community maintenance
- Regular/daily onsite attendance
- Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
- Responsible for understanding and following Asset key policy
- Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program
- teach and promote safe work practices
- Participate in unit inspections as requested
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- Participate in on-call emergency at community
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community that the immediate supervisor delegates
