The Porter position at B.HOM plays a crucial role in upholding the cleanliness, safety, and visual appeal of residential properties managed by the company. Reporting directly to the General Manager, this non-exempt role is key to maintaining the physical aspects of the property's common areas and apartments. The Porter’s responsibilities extend to daily cleaning and maintenance tasks, including trash removal, pool care, exterior and interior upkeep, and ensuring compliance with company standards and local regulations. This role demands a proactive approach to property maintenance, teamwork with the maintenance department, and a strong customer service orientation. The schedule typically runs from 9am to 6pm Monday through Friday, with occasional extended hours or weekends as needed to meet business demands. Physical stamina and the ability to handle labor-intensive duties such as lifting heavy objects and outdoor work in varying weather conditions are essential for success in this position. Job Requirements
- Must have reliable transportation due to the emergency on-call requirement
- Position requires employee to be able to use general cleaning equipment and tools including hand tools paint equipment ladders cleaning chemicals vacuums blowers and hoses
- High school education or equivalent required college hours preferred
- Ability to perform physical labor including lifting up to 75 lbs and pushing or pulling up to 100 lbs with mechanical assistance
- Must have close and distance vision and the ability to adjust focus
- Ability to work outdoors in varying weather conditions
- Willingness to work extended hours or weekends as needed
- Strong customer service orientation
Job Qualifications
- High school education or equivalent
- Experience with general cleaning equipment and tools
- Ability to perform physical tasks such as lifting and bending
- Good communication skills
- Attention to detail
- Ability to work independently and as part of a team
- Basic knowledge of swimming pool chemical maintenance preferred
Job Duties
- Maintain an excellent customer service relationship by adhering to the CEV standards
- Work with maintenance team to ensure excellent curb appeal at all times
- Inspect exterior grounds and buildings including breezeways daily
- Pick up trash on grounds
- Run trash compactor daily including weekends as scheduled
- Clean mailbox area daily
- Water flowers plants and shrubs as needed
- Perform swimming pool maintenance and cleaning as needed
- Maintain accurate swimming pool chemical records according to state and local requirements
- Pick up trash straighten and wipe down furniture in pool area
- Assist in the daily upkeep and cleanliness of office clubhouse and amenity areas
- Responsible for maximizing curb appeal
- Check and replace light bulbs as needed
- Maintain painting of curbs and speed bumps
- Sweep blow and or pressure wash breezeways parking lots and common areas
- Keep storm drains free of debris
- Deliver and or post correspondence newsletters and flyers
- Assist in the performance of turn events
- Trash out vacant units
- Other duties as assigned
