Job Requirements
- High School Diploma or equivalent
- basic computer skills
- knowledge of Fair Housing Laws and OSHA requirements
- ability to perform physical tasks including lifting objects over 100 pounds
- ability to work outdoors in various weather conditions
- ability to operate machinery and power tools
- availability to work overtime, weekends, and on-call emergencies

Job Duties
- Community maintenance
- regular/daily onsite attendance is required
- responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- assist in maintaining a preventative maintenance program
- responsible for understanding and following Asset key policy
- maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- assist the Maintenance Supervisor in maintaining the hazard communications program
- participate in unit inspections as requested
- report any observed violations of community rules and regulations
- utilize property resources, equipment, and supplies economically
- perform additional tasks and responsibilities requested
- participate in on-call emergency community duties
- manage excellent customer service and monitor service request turnaround
- project a favorable community image
- ensure consistency in dealing with residents
- enforce community policies delegated by the supervisor
