Job Requirements
- High school diploma or GED
- Ability to read, write and follow oral instructions
- Knowledge and skill in use of hand tools such as various wrenches, hammers, grips, saws, sledgehammer, snips, posthole diggers
- Ability to use user-moved aids like wheelbarrows, dollies, hand trucks, buckets, jacks, ladders
- Familiarity with power tools including blowers and power washers
- Ability to be on feet 66 to 100 percent of the time
- Ability to bend, stoop, squat, kneel frequently
- Ability to climb stairs and ladders
- Ability to push or pull equipment and appliances
- Ability to reach above shoulder level
- Ability to grasp, grip and turn tools and equipment
- Finger dexterity to handle tools
- Capacity to lift and carry weights ranging from 1 to over 150 pounds with assistance and safety equipment when needed
Job Qualifications
- Prior experience in property maintenance or similar physical labor roles preferred
- Basic knowledge of safety protocols
- Certification in pool maintenance is an asset
- Strong physical fitness and stamina
- Ability to work independently and as part of a team
- Good communication skills to follow instructions and distribute resident communications
- High school diploma or GED
- Familiarity with basic repair techniques and painting
- Reliable and punctual work ethic
Job Duties
- Checks and replaces exterior lighting on a regular basis
- Water plants and power wash as needed
- Clean and maintain pool if certified
- Follow proper safety protocols at all times
- Observe property conditions and report or correct unsafe issues
- Monitor utility meters and ensure storage areas are locked
- Walk the property frequently to remove litter, debris, cigarette butts, and pet droppings
- Transfer trash and items to dumpsters and sweep area
- Keep dumpster and compactor doors closed on windy days
- Detail property regularly including cleaning and raking shrub areas
- Use blower to clean sidewalks and walking areas
- Repair and replace windows, screens, and sliding glass doors
- Perform routine maintenance as requested
- Assist with physical tasks like tearing down fences and digging post holes
- Help with make-ready duties
- Clean and maintain storage and shop areas
- Perform interior and exterior painting duties
- Complete minor service requests
- Change locks, rekey, and make keys as directed
- Distribute resident communications
- Perform work area clean-up and safety duties
- Keep grounds neat and free of litter
- Perform additional duties as assigned
- Work occasional after hours
