Job Requirements
- Ability to be on feet 66 to 100 percent of the time
- capable of bending, stooping, squatting, kneeling
- capable of climbing stairs and working off ladders
- ability to push or pull equipment, appliances and open/close doors
- ability to reach above shoulders
- capable of grasping and turning objects with finger dexterity
- able to lift and carry between 1 to 75 lbs frequently and occasionally up to 150 lbs with assistance
- willingness to wear personal protective gear such as back braces and masks when necessary
- ability to observe areas needing attention or correction
- ability to read cautionary labels and respond to written instructions
- constant communication ability with management and team
- ability to drive personal vehicle occasionally for business purposes
- must have valid driver’s license, insurance, and car registration if driving
- ability to work outdoors in all weather conditions and indoors in uncomfortable conditions
- tolerate exposure to paint fumes, solvents, adhesives
- willingness to work in awkward or confined positions occasionally
Job Qualifications
- High school diploma or equivalent preferred
- experience in pool care and general maintenance in property management or similar industry preferred
- proven ability to interact professionally with co-workers, supervisors, guests, vendors, contractors, residents and the public
- good organizational skills
- strong customer service skills
- ability to understand and follow written and verbal instructions
- valid driver’s license with insurance and registration if driving for business purposes
Job Duties
- Adhere to MORGAN’s Maintenance and Emergency Procedures manuals along with the Team Member Handbook
- ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order
- complete assigned service requests and repairs in a safe and timely manner
- inspect the property, pick up trash and debris, and report all safety hazards or needed repairs to the Lead Maintenance
- clean parking lot areas, garages, walkways, entryways and hallways
- operate indoor floor scrubber machines when necessary
- ensure model tour route is free of debris
- operate leaf blower or parking lot vacuum to ensure that the property is free of debris
- empty trash cans and move/clean trash dumpsters and surrounding areas
- assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage
- assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance
- pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves
- assist with cleaning of vacant units for move-ins when needed
- clean pool, chairs, tables, decks and umbrellas
- comply with all training requirements set forth for this position
