The role of the Porter at B.HOM is essential in maintaining the cleanliness, safety, and aesthetic appeal of the property and apartment grounds. This non-exempt position reports directly to the General Manager and plays a pivotal part in maintaining the physical aspects of the property in accordance with company policies and relevant laws. The Porter is tasked with daily upkeep duties to ensure that the property’s exterior grounds, common areas, and amenities consistently meet B.HOM’s established standards.
The Porter is responsible for a wide range of maintenance activities, from picking up trash and ensuring curb appeal to performing routine swimming pool maintenance and cleaning. This position requires daily inspection of exterior grounds and buildings, managing trash compactors, cleaning mailboxes, watering plants, and maintaining common areas such as the clubhouse and office. An important element of the role is to collaborate effectively with the maintenance team to uphold the community’s attractiveness and safety standards.
The role demands physical capability, attention to detail, and commitment to customer service excellence, as it involves working in various weather conditions and handling heavy materials. The position demands a consistent work schedule, typically from 9 am to 6 pm, Monday through Friday, with occasional extended hours and weekend work as needed. Job Requirements
- Must have reliable transportation due to the emergency on-call requirement
- Position requires employee to be able to use general cleaning equipment and tools included but not limited to hand tools, paint equipment, ladders, cleaning chemicals, vacuums, blowers and hoses
- A high school education or equivalent is required
- Ability to lift and carry up to 75 lbs and push and pull up to 100 lbs with mechanical assistance
- Must be able to bend, crouch or stoop
- Must have close and distance vision and the ability to adjust focus
Job Qualifications
- A high school education or equivalent is required
- College hours preferred
- Ability to use general cleaning equipment and tools including hand tools, paint equipment, ladders, cleaning chemicals, vacuums, blowers and hoses
- Knowledge of swimming pool maintenance and chemical record keeping
- Strong attention to detail and ability to perform physical tasks
- Ability to work effectively within a team
- Good communication and customer service skills
Job Duties
- Maintain an excellent customer service relationship by adhering to the CEV standards
- Work with maintenance team to ensure excellent curb appeal at all times
- Inspect exterior grounds and buildings, including breezeways daily
- Pick up trash on grounds
- Run trash compactor daily, including weekends as scheduled
- Clean mailbox area daily
- Water flowers, plants and shrubs as needed
- Perform swimming pool maintenance and cleaning as needed
- Maintain accurate swimming pool chemical records, according to state and local requirements
- Pick up trash, straighten and wipe down furniture in pool area
- Assist in the daily upkeep and cleanliness of office, clubhouse and amenity areas
- Responsible for maximizing curb appeal
- Check and replace light bulbs as needed
- Maintain painting of curbs and speed bumps
- Sweep, blow and or pressure wash breeze ways, parking lots and common areas
- Keep storm drains free of debris
- Deliver and or post correspondence, newsletters and flyers
- Assist in the performance of turn events
- Trash out vacant units
- Other duties as assigned
