The Porter role at Asset Living is essential to maintaining the high standards of their managed communities. The Porter assists in all aspects of property maintenance, ensuring that the grounds, buildings, breezeways, and community common areas meet the aesthetic and operational standards set forth by the organization. Reporting to the Maintenance Supervisor and Community Manager, the Porter plays a critical role in corrective, preventative, routine, and cosmetic maintenance tasks. This position requires hands-on work, including cleaning, trash removal, property inspections, hazard identification, and general upkeep to support the safety and functionality of the community. The Porter also supports the make-ready process to prepare units efficiently for new residents, helping to maintain occupancy goals and resident satisfaction. Additionally, this role requires regular communication and responsiveness to resident and management requests, fostering a professional and positive environment.

The job demands physical stamina, attention to detail, and adherence to all safety and OSHA standards. Asset Living values proactive participation in preventative maintenance programs designed to extend the life of community assets, minimize future repairs, and ensure compliance with company policies. The position offers an hourly wage ranging from $19 to $20, aligning compensation with individual experience, certifications, and skill sets. Job Requirements

  • High school diploma or equivalent
  • Ability to understand and perform on-site software functions
  • Basic computer skills
  • Basic knowledge of Fair Housing Laws and OSHA requirements
  • Ability to regularly attend work onsite
  • Physical ability to perform duties including lifting over 100 pounds
  • Ability to work in various environmental conditions
  • Willingness to work overtime, nights, weekends, and on-call emergencies

Job Duties

  • Perform community maintenance tasks
  • Maintain regular daily onsite attendance
  • Clean and remove trash from grounds, buildings, breezeways, and community common areas
  • Respond to resident and management requests and work orders promptly
  • Complete repairs and replacements in a timely manner
  • Inspect grounds, buildings, and community features for hazards and liabilities
  • Assist in preventative maintenance programs
  • Follow company policies and OSHA safety standards
  • Maintain a well-organized maintenance shop
  • Support hazard communications and promote safe work practices
  • Participate in unit inspections
  • Report violations of community rules
  • Use property resources economically
  • Perform tasks as directed by Maintenance Supervisor and Community Manager
