The role of Porter at Asset Living is fundamental to maintaining the high standards of the communities the company manages. The Porter plays a crucial role in supporting the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance tasks. Working under the supervision of the Maintenance Supervisor and Community Manager, the Porter assists with the make-ready process, ensuring that properties remain attractive, safe, and in excellent condition for residents and visitors alike.
This position requires daily onsite attendance, where the Porter is responsible for cleaning, trash removal, and general upkeep of grounds, buildings, breezeways, and all common areas, both interior and exterior when applicable. The Porter promptly responds to resident and management requests and work orders, ensuring timely completion of necessary repairs and replacements. Daily inspections are conducted to identify and mitigate any hazardous conditions or liability concerns within the community.
The Porter also plays an integral part in maintaining preventative maintenance programs aimed at extending the longevity of community assets while minimizing future repair costs. This includes maintaining a well-organized and adequately stocked maintenance shop, adhering to safety standards including OSHA guidelines, and supporting hazard communication and safe work practices.
Additionally, Porters participate in unit inspections, report violations of community rules and regulations, and utilize property resources, equipment, and supplies economically. They are expected to perform additional tasks as requested and participate in on-call emergency responses when needed.

Job Duties
- Community maintenance
- Regular/daily onsite attendance
- Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Assist in maintaining a preventative maintenance program
- Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program
- Participate in unit inspections as requested
- Report any observed violations of community rules and regulations
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- Participate in on-call emergency at community
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
