The Porter role at Asset Living is an essential position within their property management operations. The Porter is responsible for assisting in the maintenance processes of the property, which includes corrective, preventative, routine, and cosmetic maintenance tasks. This role supports the maintenance team by participating in the make-ready process to prepare units and community areas according to the property's operational standards. Reporting to the Maintenance Supervisor and Community Manager, the Porter plays an integral part in ensuring the property remains clean, safe, and well-maintained for residents and visitors. Responsibilities include regular cleaning, trash removal, maintenance of grounds and buildings, responding promptly to work orders and resident requests, and performing inspections to identify and address potential hazards or maintenance needs. The role requires a hands-on approach and a commitment to maintaining high standards of property upkeep. The Porter also helps implement preventative maintenance to extend the life of community assets and follows all company policies and safety guidelines, including OSHA standards. This position requires strong customer service skills, reliability with daily onsite attendance, and a readiness to participate in emergency on-call duties. Job Requirements

  • High school diploma or equivalent
  • Basic computer skills and ability to understand and perform all on-site software functions
  • Knowledge of Fair Housing Laws and OSHA requirements
  • Ability to work onsite daily and move about the property to complete tasks
  • Able to lift and move objects over 100 pounds
  • Ability to work overtime, weekends, night hours, and be on-call for emergencies

Job Qualifications

Job Duties

  • Community maintenance
  • Regular/daily onsite attendance is required
  • Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
  • Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
