The Porter role at Asset Living is a pivotal position responsible for executing the maintenance processes that uphold the property’s appearance, safety, and operational excellence. This includes corrective, preventative, routine, and cosmetic maintenance tasks. The Porter plays a crucial role in the make-ready process, ensuring apartments and common areas are well-maintained, clean, and in excellent condition for residents and prospective tenants. Reporting directly to the Maintenance Supervisor and Community Manager, the Porter contributes to creating a safe, attractive, and well-functioning community. This role requires daily onsite attendance and demands a proactive approach to maintaining the community grounds, buildings, breezeways, and other common areas. The Porter responds promptly to resident and management requests while adhering strictly to company policies, safety standards, and OSHA guidelines. This position is not only about upkeep but also involves fostering excellent customer service by managing resident interactions professionally and consistently enforcing community rules.
The job offers an hourly salary range between $20 and $22, reflecting the company's consideration of the candidate's skills, experience, certifications, and background. Job Duties
- Community maintenance
- Regular/daily onsite attendance is required
- Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
- Responsible for understanding and following Asset key policy
- Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program
- teach and promote safe work practices
- Participate in unit inspections as requested
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- Participate in on-call emergency at community
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Projects a favorable image of the community to achieve property objectives and public recognition
- Ensure consistency in dealing with residents on all matters
- Enforce policies of the community that the immediate supervisor delegates
