The maintenance technician position at OMERS is based in a Class A office space located in Boston's Financial District and reports to the Senior Engineer. This role is vital to the efficient operation and maintenance of the building's equipment and systems, ensuring a safe, secure, and comfortable environment for tenants and visitors. The technician performs preventative and unscheduled maintenance by utilizing sophisticated software and systems that support tenant comfort and optimize building operations. The position involves direct coordination with vendors and contractors to maintain system integrity and safety compliance, and oversight of construction activities to ensure adherence to building codes and standards. The role includes active participation in emergency response training and life safety enforcement, making it integral to the building’s operational compliance with local, state, and federal regulations including OSHA and environmental management programs.

Job Requirements
- high school diploma or equivalent
- minimum three years experience in building operations
- hands-on skills in HVAC, electrical, and plumbing
- relevant trade school certificate or equivalent training
- valid state or local HVAC license preferred
- universal refrigerant recovery license
- OSHA certification
- knowledge of asbestos operations and maintenance
- ability to use tenant request and preventive maintenance software
- strong communication and teamwork skills
- capable of leading emergency response training
- physical ability to perform maintenance tasks
Job Qualifications
- minimum of three years relevant experience in building operations
- strong hands-on troubleshooting skills in HVAC, electrical, and plumbing
- high school diploma or equivalent
- trade school certificate emphasizing HVAC, electrical, plumbing, life safety, and building control systems
- relevant state or local HVAC license preferred
- universal level refrigerant recovery license
- OSHA certification
- ACM awareness certification
- BOMA accredited course certifications
Job Duties
- perform engineering maintenance and repair activities as required
- use software-based tenant request system to troubleshoot recurring problems and increase tenant comfort
- utilize preventive maintenance program to ensure scheduled and effective maintenance
- promote energy awareness and conservation using MACH energy program and energy management systems
- oversee vendors and contractors to ensure maintenance compliance with building rules and safety plans
- support construction activities through plan review and job site meetings ensuring code compliance
- assist in managing capital and special projects ensuring proper documentation
- enforce life safety and emergency procedures and lead training sessions
- ensure compliance with building codes, OSHA regulations, and asbestos management programs
- monitor environmental practices including air quality, refrigerant management, hazardous waste disposal
- maintain accurate building records
