The Service Technician role at BH is pivotal in maintaining the integrity and functionality of the physical assets managed by the company, while ensuring exceptional customer satisfaction. Reporting to the Community Manager, the Service Technician is responsible for inspecting, diagnosing, and repairing issues in HVAC systems, electrical systems, plumbing, carpentry, drywall, structural elements, and appliances. This role also supports apartment make-ready processes and assists in preventive maintenance, construction, and rehabilitation projects on the property. The position demands a strong dedication to serving both internal teams and external residents with professionalism and courtesy. The technician must operate with an understanding that the manner in which tasks are completed holds as much importance as the tasks themselves.
This full-time, onsite position requires a hands-on approach to daily maintenance requests, prioritizing tasks using industry-specific technology and guidance from management. Key responsibilities include maintaining common areas and exterior grounds, performing HVAC repairs, ensuring safety by identifying and reporting hazardous conditions, and managing preventive maintenance programs in line with company guidelines. The role also involves managing company-issued tools securely and taking part in community communications if applicable. Service Technicians share on-call duties, responding promptly to resident needs and emergencies, including inclement weather situations. Excellent knowledge of Occupational Safety & Health Administration (OSHA) standards, local codes, and internal maintenance policies is essential to ensure compliance and safety.
Candidates for this role bring a minimum of two years of general maintenance and safety experience along with intermediate computer competence, which includes the ability to use industry-specific technologies that streamline workflow and documentation. Certification in EPA Section 608, Type II HVAC is required. Candidates must provide their own hand tools specific to the industry. Physically, the technician must be capable of lifting up to 50 pounds, performing repeated manual tasks involving full body movement, and working in various weather conditions. Ability to operate a motor vehicle on-site when necessary is expected. The position operates under a Monday to Friday schedule, with flexibility for overtime and participation in a rotating on-call schedule to meet operational needs. Job Duties
- Use industry-specific technology to establish priorities with daily assistance from Community Manager and Service Manager
- Complete maintenance requests, replacements, and upkeep within company standards including exterior grounds and common areas
- Perform HVAC repair and assist with make-readies
- Identify and correct hazardous community conditions and report hazards
- Assist in preventive maintenance programs and ensure documentation compliance
- Maintain and secure all property-issued tools
- Post notices to vacate and other community communications if applicable
- Share on-call responsibilities including inclement weather response
- Understand and comply with OSHA and other safety requirements
- Perform other duties as assigned
