As a Maintenance Technician at Invitation Homes, you will play a crucial role in maintaining the company’s portfolio of single-family rental homes. This position involves performing various maintenance tasks across multiple trades to ensure that homes are safe, functional, and appealing to current and prospective residents. The Maintenance Technician is responsible for completing service requests, conducting proactive maintenance visits (ProCare), and performing repairs in both occupied and vacant properties. Exceptional customer service is a cornerstone of this role, as you will interact directly with residents to educate them about maintenance topics and promote a quality living experience.
In addition to technical skills, this role requires strong interpersonal communication abilities and a proactive approach to identifying and resolving property issues. Technicians are expected to complete general property condition assessments during visits and collaborate closely with the property management team to address urgent matters. Familiarity with residential construction and mechanical systems—such as plumbing, electrical, carpentry, HVAC, and appliances—is highly valued, and some training will be provided to enhance your skills.
The company offers a competitive salary range of $19.11 to $33.13 per hour, with eligibility for an annual discretionary bonus based on individual performance. Job Requirements
- High school diploma or equivalent
- OSHA 10 certification required (new hires have 90 days to complete if not certified)
- Proven experience in residential or building maintenance
- Understanding of plumbing, electrical, carpentry, sheetrock, exterior structural, minor HVAC and appliances
- Excellent customer service and interpersonal skills
- Strong verbal and written communication skills
- Comfortable using mobile devices and apps
- Current driver’s license and automobile insurance
- Ability to work regularly including weekends and holidays
- Ability to provide own basic hand and power tools
- Ability to perform physically demanding tasks including lifting over 50 pounds
- Ability to conduct occupancy checks and attend eviction lockouts with law enforcement if needed
Job Qualifications
- High school diploma or equivalent
- Proven experience in residential repairs and maintenance, other building maintenance or related experience
- Understanding of residential construction and mechanical systems
- Excellent customer service and interpersonal skills
- Strong verbal and written communication skills
- Comfortability using mobile devices and various mobile applications
- Must possess a current driver’s license and automobile insurance
- Preferred certifications include EPA Certification Type I and II, HVAC Certification, CPO certification (pool)
- Ability to be at work on a regular and consistent basis including weekends and holidays
- Ability to provide basic hand and power tools
- Ability to perform physical work including lifting over 50 pounds
Job Duties
- Completing maintenance service requests across multiple trades
- Providing excellent customer service and promoting a quality living experience for all residents
- Completing regular ProCare visits in residents’ homes to perform proactive maintenance and repairs
- Educating residents regarding all maintenance topics
- Completing general property condition assessments at all property visits and alerting the property management team when items require immediate attention
- Reviewing and using Technician-specific reports to find opportunities for improvement
- Performing repairs in vacant properties while they are on-the-market or during the turn process
- Properly using and caring for company-supplied tools, materials, and vehicles
- Performing other duties as assigned
