As a Maintenance Technician at Invitation Homes, the role involves executing high-quality maintenance work in single-family homes to ensure resident satisfaction and property excellence. The successful candidate will be responsible for addressing maintenance service requests across multiple trades while delivering outstanding customer service that promotes an elevated quality living experience. This position requires regular proactive maintenance through scheduled ProCare visits in residents’ homes, along with performing necessary repairs in vacant properties during market availability or turnaround processes. Maintenance Technicians also perform general property assessments during visits to identify urgent issues, communicate findings to the property management team, and utilize technician-specific reports to identify areas for improvement. Meticulous care and proper use of company tools, materials, and vehicles are integral to this position.

Job Requirements

  • High school diploma or equivalent
  • OSHA 10 certification required (new hires have up to 90 days to complete it if not certified)
  • Proven experience in residential or related building maintenance repairs
  • Understanding of residential construction and mechanical systems
  • Excellent customer service and interpersonal skills
  • Strong verbal and written communication skills
  • Comfortability with mobile technology
  • Current driver’s license and automobile insurance
  • Ability to provide basic hand and power tools
  • Ability to perform physical work including climbing, stooping, lifting over 50 pounds
  • Ability to work regularly including weekends and holidays
  • Preferred certifications (EPA, HVAC, CPO) desirable but not mandatory

Job Qualifications

  • High school diploma or equivalent
  • Proven experience in residential repairs and maintenance or related building maintenance
  • Understanding of residential construction and mechanical systems including plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC (minor), and appliances
  • Excellent customer service and interpersonal skills
  • Strong verbal and written communication skills
  • Comfortability using mobile devices such as iPads or iPhones and various mobile applications
  • Must possess a current driver’s license and automobile insurance
  • Ability to provide basic hand and power tools
  • Ability to be at work on a regular and consistent basis including weekends and holidays as needed
  • Preferred certifications include EPA Type I and II, HVAC certification, and CPO certification for pools

Job Duties

  • Completing maintenance service requests across multiple trades
  • Providing excellent customer service and promoting a quality living experience for all residents
  • Completing regular ProCare visits in residents’ homes to perform proactive maintenance and repairs
  • Educating residents regarding all maintenance topics
  • Completing general property condition assessments at all property visits and alerting the property management team when items require immediate attention
  • Reviewing and using Technician-specific reports to find opportunities for improvement
  • Performing repairs in vacant properties while they are on-the-market or during the turn process
  • Properly using and caring for company-supplied tools, materials, and vehicles
  • Performing other duties as assigned
