The Maintenance Technician-Porter role at WSH Management plays a pivotal part in maintaining two residential communities: Pacific Arts, a 49-unit property in San Pedro, and Carson Arts, a 46-unit property in Carson. This full-time position offers a competitive hourly wage between $26.00 and $27.00 and requires availability for any shift with flexibility to respond to emergencies on a rotating basis. As a Maintenance Technician-Porter, you will be responsible for a wide array of maintenance duties, including electrical, plumbing, HVAC, and appliance repairs, alongside general building upkeep and janitorial tasks to ensure both properties remain safe, clean, and visually appealing. Travel between the two sites is necessary, highlighting the need for reliable transportation and a valid driver’s license.

This role demands the ability to manage multiple tasks efficiently, work independently, and maintain outstanding customer service skills when interacting with residents, staff, and vendors. Key daily responsibilities include completing work orders, performing preventative maintenance, assisting with apartment turnovers, and addressing emergency maintenance calls. The Technician is also instrumental in monitoring inventory, ordering supplies, and maintaining detailed records of equipment, costs, and maintenance activities. Proficiency with maintenance software such as Yardi, strong communication, and negotiation skills, as well as a professional demeanor, are essential for success in this role. Additionally, the position entails the safe operation of power machinery, troubleshooting complex repairs, and the responsibility to maintain organized tools and maintenance shops. Job Requirements

  • High school diploma or equivalent
  • 1-2 years of relevant maintenance experience
  • valid driver's license, reliable transportation, and current auto insurance
  • ability to respond to after-hours and weekend emergencies
  • pass background and drug screening (a conviction will not automatically disqualify you)
  • ability to work evenings, weekends, and holidays as needed
  • present a neat, clean, and professional appearance at all times
  • proficiency in English
  • strong communication skills
  • ability to operate power machinery safely
  • willingness to travel between properties and maintain cell phone availability while on call

Job Qualifications

  • High school diploma or equivalent
  • 1-2 years of experience in apartment maintenance, multi-community operations, hotel/motel maintenance, facilities management, construction, or handyman work
  • valid driver's license, reliable transportation, and current auto insurance
  • ability to respond to after-hours and weekend emergencies

Job Duties

  • Inspect property and equipment daily
  • determine maintenance needs
  • respond to service requests promptly and professionally

  • submit monthly property safety inspection reports
  • assist with apartment turnovers and repairs
  • direct and verify contracted projects for compliance

  • respond to emergency calls 24/7 on a rotating basis
  • communicate effectively with property managers, residents, and vendors
  • maintain organized maintenance shop and company tools
  • troubleshoot and repair HVAC, appliances, electrical, plumbing, carpentry, and sheetrock issues
  • re-key locks and cut keys
  • perform janitorial tasks as needed
  • monitor inventory and order supplies
  • operate power machinery safely
  • drive between properties as necessary
  • keep cell phone on during working hours and while on call
  • review and respond to emails daily within 24 hours
  • perform other related duties as assigned
  • remain flexible regarding work location and availability
