The Maintenance Technician-Porter role at Luma Point in Long Beach, California, is a vital position within WSH Management's team. Luma Point is a 163-unit affordable housing community operating under the Low-Income Housing Tax Credit (LIHTC) program. This full-time position offers a competitive hourly wage between $26.00 and $27.00, with a 40-hour work week and flexible shifts. The role is uniquely positioned during the initial lease-up and operational phases, requiring close collaboration with property management and construction teams to ensure that the property meets high standards of safety, cleanliness, and resident satisfaction.

The primary responsibilities of the Maintenance Technician-Porter involve a blend of general maintenance, repairs, and light cleaning tasks both inside and outdoors across the property. This includes conducting punch walks with the construction team to identify outstanding items that need resolution, coordinating warranty repairs for up to the first year, and responding promptly to resident service requests. The technician will be expected to perform a broad range of maintenance functions including plumbing, electrical, HVAC, and appliance repairs, as well as tasks like re-keying locks, carpentry, and sheet rock repair.

Job Requirements

Job Qualifications

  • High school diploma or equivalent
  • 1-2 years of relevant experience in apartment maintenance, multi-community, hotel/motel, facilities management, construction, or handyman roles
  • Valid Driver's License with reliable transportation and current auto insurance
  • Ability to respond to after-hours and weekend emergencies
  • Proficiency in English for effective communication with employees, customers, and vendors

Job Duties

  • Inspect property and equipment daily to determine service needs and personnel requirements
  • Respond to service requests on a first-in, first-out basis in accordance with Fair Housing guidelines and document work
  • Implement and supervise preventative maintenance programs
  • Review and update preventative maintenance schedules for HVAC, safety devices, gutters, and leaks
  • Complete and submit monthly property safety inspection reports
  • Assist with apartment turnovers, including maintenance and renovation, and obtain bids from contractors
  • Direct contracted projects ensuring adherence to specifications
  • Purchase and maintain records of supplies, machinery, and equipment
  • Utilize safety equipment as necessary
  • Compile labor and material cost records and submit cost reports
  • Assemble and analyze contract bids and provide recommendations
  • Respond to emergency calls 24/7, participate in rotating on-call duties
  • Support office staff on safety and security efforts
  • Maintain the maintenance shop and company tools in satisfactory condition
  • Engage professionally with community residents
  • Assess and respond to emergency situations appropriately
  • Communicate daily with Property Manager to meet objectives
  • Troubleshoot and repair heating, air conditioning, and appliances
  • Repair electrical and plumbing problems
  • Perform carpentry and sheet rock repairs
  • Maintain cleanliness including trash and hallways
  • Monitor maintenance inventory and place replacement orders
  • Operate power machinery safely
  • Drive locally as required
  • Keep cellular phone on during work and on-call hours
  • Enforce property rules and report non-compliance
  • Clean common areas, polish fixtures, dust furniture, wash walls and windows
  • Manage waste disposal and replenish bathroom supplies
  • Replace light bulbs and maintain patio cleanliness
  • Transport equipment and set up tables and chairs
  • Review and respond to emails within 24 hours
  • Perform other reasonable duties as assigned
