The Maintenance Technician II position at Lakeland Estates Apartment Homes is central to maintaining the property's operational integrity, aesthetic appeal, and resident satisfaction. This role is designed for a professional adept in property maintenance who can manage routine repairs and respond effectively to maintenance requests. Key responsibilities include handling electrical, plumbing, and appliance repairs, preparing vacant apartments for new residents with meticulous attention to detail, and maintaining exterior spaces, including pool areas. The Maintenance Technician II ensures that safety protocols and property standards are upheld through regular inspections of buildings and common areas. This role also involves communicating with vendors and contractors to coordinate repairs or services and reporting inventory needs and any potential liabilities. Additionally, the position entails participation in an emergency on-call rotation to address urgent maintenance needs promptly.

Job Requirements

  • High school diploma or equivalent required
  • valid driver’s license is required
  • minimum one year of previous experience in property management maintenance, other building maintenance, or related trade required
  • ability to read, write, understand, and communicate in English
  • general computer skills including operating a mobile device
  • strong attention to detail, organizational, time-management, and problem-solving skills
  • superior customer service skills including managing difficult customers and situations
  • working knowledge of plumbing, electrical, and appliance repair
  • professional verbal and written communication skills
  • ability to work independently
  • ability to be on-call for after-hours emergencies
  • ability to work a flexible schedule, including weekends, evenings, and holidays

Job Duties

  • Perform daily maintenance and repairs in electrical, plumbing, and appliances
  • respond promptly to maintenance requests
  • prepare vacant apartments for new residents using the Make Ready Checklist
  • maintain the exterior of the property and pool areas
  • inspect buildings and grounds for safety and cleanliness
  • conduct regular inspections of common area systems
  • communicate with vendors and contractors
  • report inventory needs and potential liabilities
  • ensure compliance with Fairfield policies and procedures
  • respond to on-call emergencies and assist with resident notices
  • follow safe work practices and participate in training
