As a Maintenance Technician at Invitation Homes, you will play a vital role in ensuring the quality and livability of single-family rental homes. This position involves providing high-quality maintenance services, responding to service requests across multiple trades, and proactively performing routine maintenance visits in residents' homes. The technician will be responsible for executing repairs in vacant homes to prepare them for new tenants and educating residents about maintenance topics to enhance their living experience. This role demands excellent customer service and communication skills to promote a positive relationship with residents. Additionally, technicians will conduct property condition assessments, utilize company-provided tools and vehicles responsibly, and engage in continuous improvement by reviewing technician reports. The work requires a good understanding of residential construction, mechanical systems, and the ability to perform repairs in areas such as plumbing, electrical, carpentry, HVAC (minor), sheetrock, exterior structural, and appliances. While some training is provided, relevant experience in residential or building maintenance is essential.

The Maintenance Technician position at Invitation Homes is a full-time role offering competitive pay ranging from $20.19 to $35.00 per hour, along with eligibility for an annual discretionary bonus based on performance. This role requires OSHA 10 certification, either prior or obtained within the first 90 days of employment. Candidates must also have a high school diploma or equivalent, a valid driver’s license, automobile insurance, and be comfortable using mobile devices and applications for work purposes. Preferred certifications include EPA Type I and II, HVAC, and CPO for pool maintenance, though these are not mandatory. Physical demands of the role may include lifting over 50 pounds, climbing, stooping, kneeling, and other activities consistent with maintenance work. The position may also require attendance at occupancy checks and eviction lockouts in coordination with local law enforcement.

Job Requirements

Job Qualifications

  • OSHA 10 certification (new hires have 90 days to complete if not already certified)
  • Proven experience in residential repairs and maintenance or related building maintenance experience
  • Understanding of residential construction and mechanical systems with ability to perform repairs in plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC (minor), and appliances
  • Excellent customer service and interpersonal skills
  • Strong verbal and written communication skills
  • Comfortability using mobile devices and applications
  • Valid driver’s license and automobile insurance
  • Ability to lift and move 50 pounds or more
  • Ability to be at work regularly including weekends and holidays as needed

Job Duties

  • Completing maintenance service requests across multiple trades
  • Providing excellent customer service and promoting a quality living experience for all residents
  • Completing regular ProCare visits in residents’ homes to perform proactive maintenance and repairs
  • Educating residents regarding all maintenance topics
  • Completing general property condition assessments at all property visits and alerting the property management team when items require immediate attention
  • Reviewing and using Technician-specific reports to find opportunities for improvement
  • Performing repairs in vacant properties while they are on-the-market or during the turn process
  • Properly using and caring for company-supplied tools, materials, and vehicles
  • Performing other duties as assigned
