We are currently seeking a highly motivated Maintenance Technician to join our team. This role requires a self-starter with exceptional customer service skills, a passion for delivering high-quality work, and a commitment to creating a positive experience for both team members and residents. The ideal candidate will thrive in a fast-paced environment, balancing flexibility with a results-driven mindset to meet tight deadlines and high standards. The Maintenance Technician will play a crucial role in managing and completing resident service requests, maintaining the overall condition of property interiors and exteriors, and supporting the Maintenance Supervisor with critical tasks involving HVAC, electrical systems, plumbing, appliances, and routine preventive maintenance.

Living onsite is a requirement for this position, reinforcing the company's dedication to responsive, attentive service and community building. Responsibilities also include managing unit turns for rental units, maintaining vacant properties, painting, pressure washing, and assisting with groundskeeping and porter duties when necessary. The position demands comprehensive safety knowledge to ensure the well-being of the technician, colleagues, residents, and the public.

Additionally, the Maintenance Technician is expected to demonstrate leadership by proactively solving problems beyond their immediate duties and contributing to the company's larger objectives. Job Requirements

  • High school diploma or equivalent
  • 2-3 years of maintenance technician experience
  • painting experience required
  • customer service skills
  • ability to work independently and in a team
  • valid driver’s license and transportation (New Orleans only)
  • ability to work flexible schedule
  • regular, dependable attendance and punctuality
  • ability to lift items up to 75 pounds using lifting belt
  • fluency in English
  • basic computer skills

Job Qualifications

  • 2-3 years of maintenance technician experience
  • painting experience
  • prior apartment experience preferred but not required
  • HVAC certification preferred but not required
  • customer centric with warm demeanor and positive attitude
  • ability to work independently and with a team
  • ability to plan, prioritize efficiently, and lead team members
  • ability to work in fast-paced environment and handle multiple tasks with deadlines
  • maintain organized filing and office areas
  • valid driver’s license and own transportation required (New Orleans only)
  • knowledge of local city and transportation options
  • fluent in English
  • basic technology knowledge including smartphones and computers
  • computer proficiency including Microsoft Office

Job Duties

  • Living onsite will be required
  • manage and complete resident service requests
  • read and follow instructions from supervisor regarding cleaning and maintaining property
  • plan work schedule to ensure adequate service for residents
  • efficiently complete daily tasks and meet deadlines
  • manage quarterly preventive maintenance duties with supervisor
  • assist Maintenance Supervisor with HVAC, electrical, plumbing, appliances, etc.
  • complete unit turns for all rental units and maintain vacant units
  • report to Maintenance Supervisor on inventory of maintenance supplies
  • assist with all other facility requests made by management and Maintenance Supervisor
  • painting and upkeep of hallways, interior and exterior doors
  • knowledge of tools, supplies, materials, and chemicals required to complete job functions
  • safety knowledge to avoid endangering self, employees, residents, environment, or general public
  • pressure washing of specific common areas seasonally
  • perform some groundskeeper and porter duties as needed
  • proactively solve problems and take on additional responsibilities
  • seek opportunities for leadership and help achieve company objectives
