POAH Communities is currently seeking a qualified and experienced Maintenance Technician for Fairweather Apartments, which comprises four buildings situated across the scenic North Shore of Massachusetts, including Beverly, Danvers, Peabody, and Salem. These communities are renowned for their rich history, natural beauty, and easy access to beaches, parks, historic sites, dining, and recreational opportunities. The Maintenance Technician will play a vital role in ensuring that Fairweather Apartments remains a safe, comfortable, and well-maintained living environment for residents. This is a hands-on position involving routine preventive maintenance, safety compliance, and timely repair tasks to uphold the quality and integrity of the apartment properties.
The ideal candidate will have strong leadership capabilities combined with practical maintenance expertise. Their responsibilities will include identifying and correcting unsafe conditions, adhering to pertinent laws and safety regulations such as EPA and OSHA standards, performing minor repairs, and making ready apartments for new residents. They will also assist in maintaining the grounds by keeping the outdoor spaces clean and orderly. This role demands flexibility to work weekends and be on-call when necessary, as well as proficiency in using a variety of hand and power tools, mechanical equipment, and measuring devices. Job Requirements
- Must have at least 1 year experience in apartment maintenance
- High school diploma or GED required
- HVAC certification preferred
- Must have a valid driver's license and automobile insurance coverage
- Must be able to work a flexible schedule including weekends and on-call basis
- Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices
- Must be able to perform physically demanding tasks consistently
- Must be able to work in all weather conditions
Job Qualifications
- At least 1 year experience in apartment maintenance
- High school diploma or GED required
- HVAC certification preferred
- Valid Driver's License and automobile insurance coverage
- Flexible schedule with the ability to work weekends and on-call as necessary
- Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices
- Ability to perform physically demanding duties including standing, bending, stooping, squatting, kneeling, climbing stairs and ladders, pushing, pulling, reaching above shoulder, grasping, gripping, turning, finger dexterity, lifting and carrying up to 75lbs
- Ability to read and understand maintenance forms and warning labels
- Ability to work in all weather conditions
Job Duties
- Insuring a safe, secure and comfortable living environment for residents, visitors and staff
- Being knowledgeable of pertinent laws and EPA and OSHA regulations
- Being aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions
- Scheduling and performing routine preventative maintenance on all appropriate equipment
- Performing work area clean-up and safety related duties
- Diagnosing and perform minor and routine maintenance/repairs
- Insuring all make-ready repairs and services are completed
- Inspecting and helping coordinate all needed make-ready repairs and services
- Assisting in keeping grounds neat and clean. Rake, sweep, shovel as necessary
