POAH Communities is currently seeking a highly qualified individual to join our team as a Maintenance Technician. This role is based at Country Club Village in Springfield, Missouri, a vibrant city with a population of approximately 152,000 located in the southwestern corner of the state. Country Club Village consists of two adjacent properties developed in separate phases and was among the fourteen properties acquired by POAH in Missouri in 2001. As a Maintenance Technician, you will play a pivotal role in ensuring the safety, security, and comfort of our residents, visitors, and staff by maintaining the property to the highest standards.

In this position, you will be responsible for various maintenance duties, including routine preventive maintenance, diagnosing and repairing minor issues, and coordinating make-ready repairs. Your work will help preserve the quality and functionality of apartment units and common areas, contributing to a safe and pleasant living environment for the community. The role requires a hands-on approach and a dynamic leadership style, along with a thorough understanding of federal and state regulations such as EPA and OSHA standards. You will take pride in monitoring the condition of the property, addressing any unsafe conditions promptly, and supporting the groundskeeping efforts to maintain clean and orderly outdoor spaces.

The ideal candidate will have hands-on experience in apartment maintenance and demonstrate versatility in using various tools and equipment safely and efficiently. This role demands physical stamina to perform tasks that include bending, kneeling, climbing, lifting, and working under different weather conditions. Flexibility is also critical, as the position may involve weekend schedules and on-call responsibilities. Job Requirements

  • Must have at least 1 year experience in apartment maintenance
  • High School diploma or GED required
  • Must have a valid driver’s license and automobile insurance coverage
  • Must be able to work a flexible schedule with weekends and on-call basis as necessary
  • Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices
  • Must be able to perform physical duties including be on feet, bend/stoop/squat/kneel, climb stairs, push/pull, reach above shoulder, climb ladders, grasp/grip/turn, finger dexterity, lift/carry up to 75lbs, be able to read and understand maintenance forms and warning labels
  • Must be able to work in all weather conditions

Job Qualifications

  • Must have at least 1 year experience in apartment maintenance
  • High School diploma or GED required
  • HVAC certification preferred
  • Must have a valid driver’s license and automobile insurance coverage as use of personal vehicle may be required
  • Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices

Job Duties

  • Insuring a safe, secure and comfortable living environment for residents, visitors and staff
  • Being knowledgeable of pertinent laws and EPA and OSHA regulations
  • Being aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions
  • Scheduling and performing routine preventative maintenance on all appropriate equipment
  • Performing work area clean-up and safety related duties
  • Diagnosing and perform minor and routine maintenance/repairs
  • Insuring all make-ready repairs and services are completed
  • Inspecting and helping coordinate all needed make-ready repairs and services
  • Assisting in keeping grounds neat and clean, rake, sweep, shovel as necessary
