The Maintenance Technician role at Invitation Homes plays a vital part in maintaining our portfolio of single-family rental homes. This position focuses on performing high-quality maintenance and repair work while delivering outstanding customer service to our residents. Technicians handle requests across multiple trades, conduct proactive visits to homes for maintenance and repair, and contribute to ensuring our properties remain in excellent condition. The role also includes educating residents on maintenance topics, conducting property condition assessments, and working alongside the property management team to address urgent issues. This dynamic role requires technical skill, attention to detail, and a commitment to resident satisfaction.
Offering competitive compensation ranging from $20.19 to $35.00 per hour plus eligibility for an annual discretionary bonus, this position provides a rewarding career path. Invitation Homes values safety and quality, requiring OSHA 10 certification with new hires given 90 days to complete it if not already certified.
In addition to the technical aspects, the Maintenance Technician is expected to be adept at using mobile devices and related applications provided by the company. The position necessitates a current driver’s license and automobile insurance, as well as the ability to perform physically demanding work including lifting over 50 pounds. Candidates should be comfortable with responsibilities such as occupancy checks and participating in eviction lockouts when necessary. We also highly encourage multi-lingual skills and strong communication abilities to enhance resident interactions.

Job Requirements
- High school diploma or equivalent
- OSHA 10 certification (new hires must complete within 90 days if not already certified)
- Proven experience in residential repairs and maintenance or related field
- Ability to perform general repairs in plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC (minor), and appliances
- Excellent customer service and interpersonal skills
- Strong verbal and written communication skills
- Comfortability using mobile devices
- Current driver's license and automobile insurance
- Ability to work on a regular and consistent basis including weekends and holidays
- Ability to provide basic hand and power tools
- Ability to perform physical work including climbing, stooping, kneeling, lifting over 50 pounds
- Ability to participate in occupancy checks and eviction lockouts as required
Job Qualifications
- High school diploma or equivalent
- Proven experience in residential repairs and maintenance or related experience
- Understanding of residential construction and mechanical systems with ability to perform general repairs including plumbing, electrical, carpentry, sheetrock, exterior structural, minor HVAC and appliances
- Excellent customer service and interpersonal skills
- Strong verbal and written communication skills
- Comfortability using mobile devices and various mobile applications
- Must possess a current driver’s license and automobile insurance
- EPA Certification Type I and II preferred
- HVAC Certification preferred
- CPO certification preferred
Job Duties
- Completing maintenance service requests across multiple trades
- Providing excellent customer service and promoting a quality living experience for all residents
- Completing regular ProCare visits in residents’ homes to perform proactive maintenance and repairs
- Educating residents regarding all maintenance topics
- Completing general property condition assessments at all property visits and alerting the property management team when items require immediate attention
- Reviewing and using Technician-specific reports to find opportunities for improvement
- Performing repairs in vacant properties while they are on-the-market or during the turn process
- Properly using and caring for company-supplied tools, materials, and vehicles
- Performing other duties as assigned
