The role of Service Supervisor at Greystar is pivotal in ensuring the seamless operation of property maintenance and management within a community setting. This position focuses on leading and executing the technical, mechanical, and maintenance operations, overseeing both interior and exterior aspects of the community, including buildings, grounds, amenities, and common spaces. The Service Supervisor is charged with maintaining the community to the highest standards of cleanliness, safety, and functionality, directly impacting the quality of living for residents. Located at 1200 Preservation Trail, Ponte Vedra Beach, FL, this role requires managing maintenance staff, coordinating service requests, and upholding company as well as regulatory standards. Responsibilities include assisting with work orders, overseeing the make-ready process for vacant apartment homes, developing cleanliness and safety standards, inspecting work quality, maintaining inventory, and ensuring compliance with safety and environmental policies. The Service Supervisor also plays a critical role in fostering excellent customer service by responding promptly and respectfully to resident concerns and coordinating maintenance efficiently. Job Requirements

  • High school diploma or equivalent
  • Minimum of 2 years experience in property maintenance or related field
  • Valid driver’s license
  • Ability to physically perform job duties that include lifting, climbing, and operating maintenance equipment
  • Strong problem-solving skills
  • Excellent interpersonal and communication skills
  • Willingness to work flexible hours

Job Qualifications

  • High school diploma or equivalent
  • Prior experience in property maintenance or supervisory roles preferred
  • Strong leadership and organizational skills
  • Knowledge of safety regulations, including OSHA standards
  • Excellent communication and customer service abilities
  • Ability to manage multiple tasks and prioritize work effectively
  • Familiarity with maintenance tools and equipment

Job Duties

  • Assists and completes work orders generated from resident requests for service
  • Oversees and completes the make-ready process to prepare vacant apartment homes for leasing and new move-ins
  • Develops standards for cleanliness and overall appearance of the community
  • Periodically inspects work performed by service team members
  • Periodically inspects work performed by contractors and vendors
  • Maintains adequate inventory of spare parts and maintenance materials
  • Completes monthly preventative maintenance procedures
  • Supports cost-cutting and expense control programs
  • Conducts regularly scheduled safety meetings and ensures compliance with safety laws
  • Demonstrates customer service skills by treating residents and others with respect and responding to maintenance complaints efficiently
