This role is pivotal within Greystar’s property management team, focusing on ensuring that both the interior and exterior facilities of the apartment communities consistently meet the company's high standards for cleanliness, safety, and operational excellence. The position involves managing technical and mechanical maintenance responsibilities that optimize the residents' living experience and maintain the property’s aesthetic appeal and functionality. The Maintenance Technician will handle work orders, facility inspections, and the preparation of vacant units for new residents, among other essential duties. The position offers an hourly wage ranging from $36 to $38, with additional compensation options such as bonuses depending on individual and company performance. This role requires a blend of technical knowledge, customer service proficiency, and adherence to safety protocols, all vital to supporting Greystar's reputation as an industry leader. The job includes working both independently and collaboratively in a dynamic environment, ensuring the community’s assets are well maintained and residents’ needs are promptly addressed. Job Requirements
- high school diploma or GED
- experience in property management maintenance or related trade
- ability to use hand tools, power tools, mechanical equipment safely and effectively
- logical thinking skills for problem solving
- strong customer service and communication skills
- proficiency in computer programs and property management systems preferred
- mathematical skills for calculations
- EPA certifications Type I and II or Universal if HVAC work is required
- necessary certifications per state and local laws
- valid driver's license if applicable
- ability to stand, walk, sit for long periods
- capability to bend, stoop, climb ladders, reach, carry objects, crawl in confined spaces
- ability to work outdoors in varying weather conditions
- ability to lift/maneuver weights up to 25 pounds alone and 50 pounds with assistance
- ability to travel locally for training and meetings
- flexible work schedule including nights, weekends, and holidays
Job Qualifications
- high school diploma, GED, or related experience and training
- experience in property management maintenance or related building maintenance trade
- proficiency in customer service and interpersonal communication skills
- ability to read, write, and communicate effectively
- proficiency in internet, word processing, spreadsheet, and database programs
- mathematical skills to handle financial and administrative documents
- EPA certifications Type I and II or Universal for HVAC system work if required
- all certifications required by state and local jurisdictions
- valid driver's license if required to operate property vehicles or golf carts
Job Duties
- assists and completes work orders generated from resident requests for service by diagnosing issues and making repairs according to policies and safety standards
- oversees the make-ready process to prepare vacant apartments for leasing by completing inspections, creating work punch lists, scheduling vendors, obtaining supplies, and inspecting finished work
- develops standards for cleanliness and appearance of community grounds, amenities, building exteriors, interiors, and common areas to maintain high quality
- periodically inspects the work of service team members and contractors to ensure compliance with quality standards and specifications
- maintains inventory of spare parts and maintenance materials and coordinates supply ordering with management
- completes monthly preventative maintenance procedures as outlined in company manuals
- assists in budgeting for repair, maintenance, and capital projects
- supports cost-cutting efforts by repairing parts when possible and responsibly using materials and tools
- conducts regular safety meetings, maintains compliance with OSHA and other safety regulations, and keeps safety documents accessible
- demonstrates excellent customer service skills by promptly addressing resident concerns and inquiries with respect and urgency
