This full-time role offers competitive compensation, ranging from $45.00 to $50.00 per hour, and provides an excellent opportunity for individuals with property maintenance experience looking to advance their careers in a rewarding environment. The Maintenance Supervisor will perform and schedule daily maintenance tasks including preparing vacant units for occupancy and preventative maintenance, ensuring all work areas, tools, and equipment are clean and well-maintained. They will also be responsible for assisting in the interviewing, screening, and training of service, housekeeping/custodial, and grounds personnel alongside the manager. An essential part of the role involves ensuring compliance with OSHA standards and company safety policies, maintaining material safety data sheets (MSDS), replacement logs, and holding the maintenance team accountable for attendance and performance. The supervisor will manage vendor work and coordinate the ordering and inventory of necessary supplies for the service, custodial, and grounds departments under managerial direction. Additionally, the role requires being on-call to handle lock-outs resulting from evictions and responding to service requests promptly. Other duties include snow and ice removal as necessary and reporting any unusual circumstances regarding the property or residents. This position is ideal for self-motivated individuals with strong communication skills and the ability to foster positive relationships internally and externally, providing leadership to the maintenance team and contributing to the overall excellence of property management services.

Job Requirements

  • Knowledge in HVAC, plumbing, and electrical

  • Property maintenance or handyman experience
  • Supervisory experience preferred

Job Duties

  • Perform and schedule daily maintenance tasks including preparing vacant units for occupancy and preventative maintenance
  • Assist with interviewing, screening, and making recommendations for any potential service, housekeeping/custodial, or grounds personnel
  • Assist in the training of all service, housekeeping/custodial, or grounds personnel
  • Clean and maintain work areas, tools, and equipment
  • Take the initiative to improve processes and maintenance methods
  • Maintain MSDS sheets and replacement logs
  • Hold the maintenance team accountable including attendance
  • Schedule and assist in the supervision and selection of all vendor work
  • Responsible for inventory, ordering, and delivery of supplies and equipment
  • Ensure OSHA standards and company safety policies are complied with
  • Handle lock-outs and provide 24-hour response to service requests
  • Be available to work on an on-call basis
  • Report unusual circumstances regarding the property or residents
  • Remove snow and ice as necessary
